We aim to provide a good, safe, healthy environment for all of our guests for the length of their stay, and the following statement is a summary of our premises access and other useful information.
We have a good website giving full details of our accommodation, directions to the property, places of interest and full breakfast menu. We can provide these details by post if required (however most of our guests print them off at home). You can telephone or email us at any time as we have a 24hr cover on the telephone.
Our property is set back from the road behind stone walling - with a name plaque on the entrance. Our guests will then pull onto our pavioured front drive and be directed to the tarmacadam parking area to the rear of the property - where they will be met by either myself or my husband. There are no marked bays, but the large area provided can facilitate up to 10 vehicles. The surface is flat / level and approx. 50 meters from the accommodation (help with luggage will be offered, and if bad weather, excess luggage or any other problems occur, you will be allowed to pull up outside main coach house entrance for your convenience).
There is a small step of 17cm up into the hallway, with a main door width of 80cm. The hallway is 80cm wide by 349cm long. The flooring is ceramic tiled with a wool rug at bottom of staircase. There is a cloakroom / coat / boot area immediately behind the door. The doorway into main kitchen area is opposite main door with a fire door width of 76cm.
The flooring is ceramic tiled throughout. The dining table is 94cm wide by 169cm long and 76cm tall, made of pine with safety glass inserts, with seating for six people. There is a French door 165cm wide by 195cm high, each single door with an opening of 80cm. There is a step over the door 13cm wide, with a 17cm step down onto first outside step, 40cm wide, with a second step down of 14cm onto slabbed patio area, 160cm wide. Menus are provided in each bedroom however there is a large print menu in the kitchen area. The kitchen facilities are available for guests own use after breakfasts are served. With use of dishwasher for their convenience. There is a fire and smoke alarm, with fire extinguisher and fire blanket, and another fire door leading out of kitchen into main garage area of 76cm width. There is a walk-in food cupboard, which also stores guests iron and board.
There is a narrow carpeted staircase with 12 steps - each step is 20cm high and 77cm wide, with a 6ft hand rail on right hand side. Leading onto small landing 79cm wide x 234cm long. There is lighting at top and bottom of stairwell, with fire alarm located at the top. There is a door / cupboard at the top of the stairs where linen, towels and cleaning substances are stored.
There is a fire door of 76cm width leading onto landing. There is a carpeted landing 122cm wide and 760cm long, with lighting and fire alarm. There is a fire extinguisher kept in this area at all times.
There is a fire door 76cm wide leading into this bedroom which is located on the right at the top of the stairs. All flooring is carpeted with a small step of 9cm up into ensuite shower room, this room also has a small step of 7cm where the toilet is located. The ensuite has small recesses where "Mind Your Head" warning signs have been placed. There is a double shower tray 110cm by 70cm with wash-hand basin set in vanity unit and bidet. There are two thermostatically controlled radiators in the bedroom and heated towel rail in ensuite bathroom. French doors of 166cm x 196cm lead out onto brivate balcony, with a step down of 9cm. Two chairs are available for your comfort on balcony with external lighting. Fire alarm (electric) with battery backup in bedroom. In-case of fire instructions on back of fire door entry.
There is a fire door leading from landing into this bedroom 76cm wide. Carpeted flooring in bedroom, with tiled flooring in ensuite shower room, with small step up into ensuite of 9cm. Ensuite with basin set into vanity unit, W.C. and shower 82cm x 82cm and towel rail. Radiator in bedroom is thermostatically controlled. Fire alarm (electric) with battery back up in bedroom. There is a fire door leading from landing into this bedroom 76cm wide. Carpeted flooring throughout with small step of 9cm into bathroom, with basic. pedestal, W.C. and full sized bath with shower mixer tap and towel rail. Radiator in bedroom is thermostatically controlled. Fire alarm (electric) with battery back up in bedroom. In-case of fire instructions on back of fire door entry.
Located at the end of the landing area - fully carpeted. Fire door into room of 76cm with smoke and fire alarms (electric) with battery back up, together with fire extinguisher. Log burner used for winter nights only to be operated by proprietors and reset daily. No young children allowed in lounge without parents if log burner in use. Tiled hearth with a step up of 13cm. There is a thermostatically controlled radiator. There are French doors with a step of 9cm leading onto balcony with two chairs for guests comfort and external lighting.
We have a laundry room available to guests on request.
Guest Patio Area
We have a patio area located to the rear of premises, accessed through kitchen area. There is a step of 13cm wide onto first of two steps down of 17cm and 14cm respectively onto flat slabbed patio, with gravel maintenance free area. Patio table and chairs for six people available in summer months, for guest use with breakfast served outside (weather permitting).
We do not allow pets in our bed and breakfast accommodation, however they are allowed to stay in guests cars overnight if required. There is no telephone line in accommodation however mobile phone reception is adequate and use of private land line available on request. We have wireless internet connection through BT home hub. Fridge / freezer in kitchen area can be used by guests on request for food storage and medication. All fire extinguishers are tested / serviced annually by local company and smoke alarms tested weekly by us (record kept).
